As Jackie settles into her new life at Havenhurst, a foreboding gothic apartment complex in New York City, she's warned by the enigmatic landlord, Eleanor Mudgett, and her son Ezra, the building's maintenance man, to remain sober lest she face eviction. This stern admonition only piques Jackie's curiosity, particularly as she begins to uncover the dark history of her friend Danielle, a former tenant whose gruesome fate remains shrouded in mystery.

As Jackie navigates the complex's labyrinthine corridors, she encounters a cast of characters, including Sarah, a troubled teenager living with her abusive foster parents, Tammy and Wayne. The latter's brutal nature is all too evident, but it's Paula, another neighbor, who meets a particularly gruesome end at the hands of an unseen killer.

Determined to get to the truth, Jackie turns to Tim Crawford, a detective friend, and shares her discoveries, including an incomplete map created by Danielle before her demise. The map hints at Havenhurst's true nature: a seemingly ordinary building with a multitude of secrets hidden behind its walls. Sarah, who has grown close to Jackie, provides another crucial clue in the form of Danielle's camera, containing footage that reveals the dark underbelly of the complex.

As the stakes rise, Jackie becomes increasingly obsessed with uncovering the truth about Jed, Eleanor's other son, a serial killer hiding in plain sight behind his seemingly innocuous facade. His crimes are linked to those who have received eviction notices, and Tammy falls victim to his brutality. Frustrated by Tim's skepticism and the lack of visible evidence, Jackie resorts to drinking, hoping to receive an eviction notice and gain access to the complex's secrets.

Sarah, now living with Jackie, stumbles upon a hidden passage in the laundry room that leads to a chilling revelation: Eleanor and her children are direct descendants of H.H. Holmes, a notorious serial killer, and have inherited his murderous tendencies. The family's true nature is revealed as they hunt down Jackie and Sarah throughout the building, rendering escape impossible.

In desperation, Jackie calls Tim for help, but it's too late. Sarah is captured, and Jackie is left to face her tormentors alone. Despite her valiant efforts, she meets a likely demise at the hands of Eleanor and her sons. In a stunning twist, Tim arrives with a team of police officers, only to find no visible signs of foul play, leaving him powerless to intervene.

In the aftermath, Sarah is coerced into joining her captors, forever changing her fate. The darkness that lurks beneath Havenhurst's gothic façade has consumed all who dare to cross its threshold.
